after wrestling with the mold company, i finally have a report. one estimate was $5K, the more professional acting company wants $7K, but after how unpleasant they were about the lateness of the report and their not taking lab samples after telling me that's what the fee was to cover, i couldn't in good conscience recommend that anyone else do business with them. very discouraging. i'd had anecdotal evidence that the mold remediation business was one where "buyer beware" rules; guess i know for sure, now.
interestingly, the MSDS this $7K company provides for its disinfectant, says it's 2-propanol (which is isopropanol, basic rubbing alcohol.) physical removal of visible residue will be necessary to satisfy future homeowner, so a spray won't do it, sadly.... both these guys were on ServiceMaster roster, and the $7K company has lots of credentials -- NAHB, for example. just an idiot running it, is all.
at least, for asbestos abatement, there are now mandatory training requirements and inspection standards, and state certification requirements for workers. not so, for mold, at least not yet.
